How CSS Works with Sellers, Buyers and Brokers

1) CSS charges the buyer a 5% Short Sale Fee with a $5,000 minimum.

2) CSS pays the listing broker 20% of the Short Sale Fee which is 1% of the sale price, minimum of $1,000.

3) The Buyer signs a one page "Short Sale Fee Agreement" with CSS at the time of P&S signing.

4) The Buyer must wait up to 90 days for the bank to accept the short sale.

5) CSS does all the Short Sale negotiation with the bank.

6) If the bank refuses the Short Sale, all monies are refunded to the Buyer.

7) The amount CSS pays to the Broker is in addition to the earned HUD-1 closing commission.

8) Broker's can spend their time listing and selling a higher volume of properties.
